The Rental Process

Step 1
Decide where you want to live
     - Downtown Location?
     - Off-street Parking?
     - On-site Laundry Facility?
     - Flexible Leases?
     - Modern Updates?

Step 2
Apply
    Each prospective resident over 18 should:
     - Download Application
          - Fill out entire from (front and back)
          - Return by mail to:
               1075 Strawberry Dr.
                Helena MT 59601
          - Include a check or money order for $25 per person
          - Call us at 406.422.5898 when the application is in the mail.

Step 3

Pick your apartment
     - Once your application has been approved (usually within 5 business days - sometimes as quick as 24 hours) check out our vacancies and let us know which one you would like.
     - Click here to view vacancies.
     - For the most up-to-date listing call our office at 406.422.5898.

Step 4
Put down deposit
     - Once you have decided on which apartment call us at 406.422.5898 to make arrangements to get a holding deposit (cashiers check or money order) to us within 24 hours.
     - In addition a pre-rental agreement may be necessary to hold an apartment.
     - Include a copy of photo ID.

Step 5

Moving In
     - Call 3-7 days in advance to make a time to move in
     - Sign Lease
     - If necessary, bring balance due (pro-rated rent / 1st month's rent)
     - Get your keys and start unpacking!

Rental Policies

Eiligibility:

No Smoking
No Pets

Must have:
Sufficient Income
(3 times monthly rent)

Pricing:

Prices based on a 12 month lease.

Shorter term leases available
for an additional fee:

5% more for 6-11 months
10% more for 4-5 months
20% more for month-to-month

Prices rounded up to the nearest $5 increment.

Application:

Submitting an application does not guarantee availability of apartment.

Applications can be denied for a variety of reasons including, but not limited to:

Unsatisfactory credit report
Unfavorable references
Insufficient income
Criminal history
False statements
Unverifiable information
Incomplete application
More qualified applicant

Application fee is non-refundable.
